Golden Visa Changes-Intentions and timings

Cluttons Portugal has been in touch with the leading players involved in Golden Visa in Portugal (lawyers, developers, and agencies) to clarify all the doubts followed by the press conference given by the government 1Q23.

Since 2012 has proven to be one of the most popular Programs in Europe.  Nevertheless, the government decided that this program will be amended this year in 2023 and will be revoked.

BUT NOTE THAT:

|1.    New applications filed will be admitted until the Law is published, and the rules for the filing and submission of golden visa procedures are those currently in force.  

|2.    The legal discussion is expected to take around 45 days.

|3.    Is Very important that you need to organize your investment, bank account, and legal representative as soon as possible to give you time.

|4. Talk to your GV lawyer for advice and count on us to help you also in finding one investment, if needed.

  • - The acquisition of Residential property is now limited to certain pre-approved areas of Portugal which are considered more interior areas of the country. These areas are legally defined in the law.
  • - In all of Portugal, including the major cities like Lisbon, Porto, Algarve, and others are still possible property investments, which are through: 
  • - Touristic property (such as hotels or serviced apartments) are still possible;
  • - Non-residential property (such as commercial, land, office buildings)  are still possible;
  • - The investment levels are the same as before

  • - Capital Investment | Minimum amount required of €1.5 M (previously €1M)
  • - Investment Funds | Minimum amount required of €500,000 (previously €350,000). it is still possible to invest in multiple Funds. A maturity of at least 5 years at the time of the subscription and that at least 60% of the companies in which the Fund will invest need to be located in Portugal.
  • - Job creation | Minimum amount required of €500,000 + 5 new jobs (previously €350,000). Maintained for 3 years
