why different investment levels?

The value varies along with construction date, type of project, location areas, population density.


- Min. € 500.000 | The most common option - Acquisition or promise to acquire a real estate property. Can be housing, commercial, services, etc., and the option to be more than 1 property to achieve the target value.

Or with a min. € 400.000 ( = 20% reduced value), if located in a low-density area - 100 hab/SQM. 


- Min. € 350.000 | Acquisition or promise to acquire a real estate property, with construction dating back more than 30 years or located in urban regeneration areas, with the execution of rehabilitation work in said property. The value includes the purchase and the payment of the construction works.

Or with a min. € 280.000 ( = 20% reduced value), if located in a. low-density area -100 hab/SQM 


AMENDMENTS YEAR 2021

Golden Visa regulations 

(Decree Law 14/2021, of 12th February)

Please check notes below and future updates

  • - Amendments will become effective on 1st January 2022.
  • - Until then, the existing rules and requirements remain the same.
  • - Whoever submits their applications until 31st December 2021 will have the same grandfathered under the current regulations and requirements in force.

MAIN CHANGES, starting in 2022 as follows:


  • - Property Investments:

The minimum amount required remains the same

€500,000 and €350,000 (for property rehabilitation option) but only in certain qualifying areas (interior areas). It also remains valid the 20% reduced value options (€400,000 and €280,000), if the property located in a low-density area.


It should be noted that the changes to the property category will only apply to residential properties.

As such, it will remain possible to invest in Lisbon, Porto, and in all other areas in non-residential properties, such as commercial, offices, touristic, serviced apartments, and others.


  • - Capital Investment |Minimum amount required of €1.5 M (previously €1M)
  • - Investment Funds | Minimum amount required of €500,000 (previously €350,000)
  • - Job creation | Minimum amount required of €500,000 + 5 new jobs (previously €350,000)
  • - Science and Research Activities | Minimum amount required of €500,000 (previously €350,000)
  • - Other categories | No changes
